What the law asks of landlords
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
- have every gas appliance, fitting and flue they provide checked by a Gas Safe registered engineer every 12 months;
- give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in;
- keep records of each check for at least two years;
- keep gas pipework, appliances and flues in a safe condition.
