Homeowner and landlord questions

What does a CP12 gas safety check involve?

Short answer

A Gas Safe registered engineer checks every gas appliance, fitting and flue the landlord provides. That means a tightness test on the pipework, checking burner pressure or heat input, flame picture and safety devices, flue and ventilation tests, then a written record. Landlords must have it done every 12 months and give tenants a copy.

Step by step

  1. Tightness test on the installation pipework at the meter.
  2. Each appliance: operating pressure or heat input, flame picture and safety devices such as flame failure.
  3. Flues and chimneys: flue flow and spillage tests where needed, and the condition of the flue route.
  4. Ventilation for appliances that need it.
  5. The record: each appliance, the result and any defects, emailed to you.

If something is unsafe, we follow the Gas Industry Unsafe Situations Procedure, make it safe, explain why and price any repair before work. A CP12 from CombiCert is £90 inc VAT. See gas safety checks, landlord certificates across Shropshire, the CP12 guide and the CP12 FAQs.

How much does a CP12 cost?

A landlord gas safety certificate (CP12) from CombiCert costs £90 inc VAT for a typical rented home. That covers the appliances, flues and installation. If a property has an unusual number of appliances or we find a fault, we explain any extra cost before further work starts, so there are no surprises.

Is a CP12 the same as a boiler service?

No. A CP12 gas safety check confirms the gas appliances, flues and pipework are safe to use and produces the legal record. A service goes further on the boiler itself, cleaning and checking parts to keep it reliable. Many landlords book both on one visit, with the service from £90 + VAT.

What happens if a property fails the gas safety check?

The engineer records the defect and follows the Gas Industry Unsafe Situations Procedure. An appliance classed as immediately dangerous is disconnected with your permission and labelled. We explain the risk, price the repair before any work starts, and issue the record once the installation has been put right and retested.
