Homeowner and landlord questions

How long does a gas safety check take?

Short answer

A gas safety check on a typical home with a boiler and a hob usually takes 30 to 60 minutes. Each extra appliance, such as a gas fire or cooker, adds time, and so does a fault that needs investigating. Clear access to the boiler, meter and every appliance helps the engineer finish without delays.

How to prepare

  • Clear access to the boiler, gas meter, hob, cooker and any gas fire.
  • Have the appliances working so they can be tested in use.
  • Landlords: confirm access with the tenant and share their contact details. We can arrange the time directly.
  • Tell us about any appliance that is not used, so it is still checked or recorded.

Homeowner gas safety checks start from £90 + VAT and a landlord CP12 is £90 inc VAT. You can book the boiler service on the same visit, priced separately. See gas safety checks, landlord certificates across Shropshire and what a CP12 check involves.

Does the tenant need to be home for a gas safety check?

Someone needs to give the engineer access to every gas appliance, so usually the tenant or the landlord or agent is present. If the tenant agrees, an agent or landlord can attend instead. We arrange the time with whoever will let us in and email the record once the check is complete.

Can a gas safety check and boiler service be done together?

Yes. Many landlords and homeowners book both on one visit to save arranging access twice. The gas safety check covers every appliance and flue, while the service cleans and checks the boiler in more depth. A CP12 is £90 inc VAT and a service is from £90 + VAT.

Can I have the gas safety check done early?

Yes. Landlords can have the check carried out up to two months before the current record expires and keep the existing renewal date. That makes it easier to fit around tenants, holidays and changeovers. Book in good time with CombiCert on 07393 220694, Monday to Saturday, 08:00 to 19:45.
