Madeley is one of the older market towns that Telford grew around. It is in the Domesday Book and was granted a weekly market in 1269, though most of the homes there today are much newer. CombiCert is Gas Safe registered (621146). We repair, service and replace boilers, carry out landlord gas safety checks and do commercial gas work in Madeley and the estates around it.

Three kinds of Madeley home
The old town. Around Church Street and the High Street there are houses from several centuries, some of them timber-framed. Just north of the town is the Grade I listed gatehouse at Madeley Court. If your home is a listed building or in a conservation area, tell us when you call, because that can affect where a new flue can go.
Sutton Hill, Woodside and Brookside. These were the first estates built by Telford Development Corporation: Sutton Hill (1,233 houses, 1966 to 1969), Woodside (2,420, 1968 to 1973) and Brookside (1,792, 1971 to 1975). Houses built within a few years of each other age together, so we look at what has already been replaced and what is original before recommending anything.
The 1950s and 60s council estates. These include Anstice Road, South Drive and Upper Road off Church Street (about 150 houses) and the Cuckoo Oak and Hills Lane estates east of the town (485 homes, built 1962 to 1966).
The building figures come from the Victoria County History (1985), so they describe how the area was built, not what is there now. In any of these homes we look at the pipework, how much hot water the household uses and whether a combi, system or regular boiler suits.
Pressure drops, lockouts and no hot water
A boiler that keeps losing pressure, locks out or leaves you without hot water needs the cause found, not just a reset. We diagnose first and explain the options and cost before work goes ahead, on natural gas and LPG. Start with our quick checks when your boiler is not working, then see boiler repairs.
Servicing and new boilers in Madeley
An annual boiler service is a sensible way to catch a worn part early, and many manufacturers make it a condition of the guarantee.
For replacements we install Baxi, Worcester Bosch, Ideal and Viessmann boilers, and new boiler installations start from £1,750 including VAT. Details of the work and the price factors are on new boiler installation and in the boiler installation cost guide.
Landlords letting in Madeley
A Gas Safe registered engineer must check landlord-supplied gas appliances and flues every 12 months. You can have the check done in the two months before it is due and still keep the original renewal date, which helps if you let more than one home. CP12 landlord gas safety certificates from CombiCert are £90 including VAT (more on landlord gas safety certificates).
Halesfield, Tweedale and the town’s businesses
Halesfield and Tweedale are industrial areas on the edge of Madeley. Commercial premises run different equipment from a house, and the gas pipework and boilers in them need regular safety checks and tightness testing. We carry out that work for units, workshops, shops and cafés. Start with light commercial gas services, or commercial gas and plant rooms for bigger sites. Catering falls under our Gas Safe registration too, and we fit and test gas interlocks: see commercial kitchen gas safety.
Madeley gas engineer FAQs
My boiler keeps losing pressure. Is that dangerous?
Low pressure is not usually dangerous in itself, but it means water is going somewhere. Common causes are a small leak, a faulty pressure relief valve or an expansion vessel that has lost its charge. Topping up once, following the manufacturer’s instructions, is normally fine. If it keeps dropping, switch the boiler off and call us rather than topping up again and again.
What does a boiler service include?
A service checks the boiler is burning safely, that the flue is sound and that the main components and system pressure are in order, and we tell you about anything that is wearing out. The exact checks depend on the make and model. See our boiler servicing page.
Do I need a gas safety certificate for my own home?
Not by law. The yearly check is a legal duty for landlords. For your own home a yearly service is still sensible, and many manufacturers require one to keep the guarantee valid.
Can you work on a unit at Halesfield or Tweedale?
We carry out commercial gas work across Telford. Send us the address, what the unit is used for and a photo of the equipment, and we will tell you what is involved.
